How it works
Our show floor is expected to open in January 2027. To mark the countdown, we are locking today’s prices for early buyers.
When the show floor opens, you will be able to walk through finished homes at Anjoy Homes Upper Hill, and prices will move to a new price list, 2–5% higher depending on the unit type. Book before 31 December 2026 with a KES 200,000 booking fee, and your unit keeps today’s price. The booking fee counts towards your deposit.

The prices above are examples on the standard payment plan, from the lowest price of each layout. The price of each unit depends on its floor and orientation. New price: 2–5% higher, depending on the unit type, once the show floor opens (rounded).
Terms and conditions
- Offer period: booking fees received from 4 November 2026 to 31 December 2026 (inclusive) qualify, unless we extend the offer. Any extension will be announced on anjoy.co.ke. If the show floor opens before the offer ends, the offer closes on the day it opens.
- Booking fee: KES 200,000 per unit, paid to Anjoy Real Estate Company Limited. It counts towards your deposit.
- Locked price: the price of the reserved unit, for your chosen payment plan (standard or mortgage), on the price list in force on the day the booking fee is received. The unit is reserved for you while the price is locked.
- One unit per booking fee: each KES 200,000 booking fee locks the price of one unit. To lock more units, pay one booking fee per unit.
- Show floor date: we will notify you in writing at least 3 days before the show floor opens.
- Completing your purchase: within 14 days of the show floor opening, pay the balance of the deposit due under your payment plan and sign the sale agreement.
- Non-refundable: the booking fee is non-refundable, except as set out in term 8.
- Show floor delay: if the show floor has not opened by 31 March 2027, you may choose to receive a full refund of the booking fee, paid within 14 working days of your request to the account it was paid from, or keep your price lock until the show floor opens.
- Expiry: if you have not completed the steps in term 6 within 14 days of the show floor opening, the price lock lapses, the unit is released and the booking fee is forfeited.
- Early bird offer: the price lock can be combined with the early bird offer for paying ahead of the instalment schedule.
- Price increase: when the show floor opens, prices rise by 2–5%, depending on the unit type. This increase does not apply to units with a locked price.
